Job Summary:
The Commercial Manager is responsible for managing the commercial and contractual aspects of construction projects, ensuring that projects are delivered profitably while minimizing commercial and contractual risks. The role oversees contract administration, claims and variation management, cost control, commercial reporting, and risk management throughout the project lifecycle.
Key Responsibilities:
- Administer construction contracts in accordance with contractual terms and project requirements.
- Review, interpret, and manage contract documents to ensure contractual compliance.
- Prepare, evaluate, negotiate, and manage variation orders and contractual changes.
- Manage contractual claims, including the preparation, submission, negotiation, and resolution of extension of time (EOT), loss and expense, and other commercial claims.
- Support dispute avoidance and assist in dispute resolution through negotiation and contractual assessment.
- Draft, review, and manage contractual correspondence with clients, consultants, subcontractors, and suppliers.
- Monitor project costs, budgets, cash flow, and financial performance to ensure commercial objectives are achieved.
- Prepare cost forecasts, budget updates, and commercial analyses for project management and senior management.
- Produce regular commercial reports, including project profitability, cost status, contract performance, and risk assessments.
- Identify, assess, and mitigate commercial and contractual risks throughout the project lifecycle.
- Advise project teams on contractual obligations, commercial matters, and risk mitigation strategies.
- Work closely with project managers, procurement teams, finance, and site teams to support successful project delivery.
- Ensure compliance with company policies, contractual requirements, and relevant industry regulations.
Requirements:
- Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
- At least 8–10 years of relevant commercial or contract management experience in the construction industry.
- Strong knowledge of construction contracts, contract administration, claims, and variation management.
- Experience in cost control, budgeting, commercial reporting, and financial analysis.
- Familiarity with standard forms of construction contracts (e.g., SIA, PSSCOC, FIDIC, NEC, or equivalent).
- Excellent negotiation, analytical, and problem-solving skills.
- Strong communication and stakeholder management abilities.
- Proficient in Microsoft Office applications, particularly Excel and Word.
