Assistant Manager, Tenancy Design
The Assistant Manager reports to and assists HOD in the various department functions listed below, especially reviewing and creating new precinct Design Guidelines.
The candidate is expected to guide Retail tenants in the design vetting process in a way that allows tenants’ brand expression to be portrayed in the best light, creating an experience which resonates with their customers, in keeping with the respective mall’s positioning.
Main Duties & Responsibilities
Retail Tenancy Design Vetting for multiple malls under management:
- Familiarise with design guidelines, required plan submission and fit out procedures of respective mall, including Suntec City, Lazada One, etc.
- Issue Retail Tenancy Design Guideline to incoming Retail tenants
- Conduct design briefing and discussions on tenancy design matters to incoming Retail tenants
- Receive, collate, and review with creative input tenant’s shop fit design proposal in respect of compliance with respective mall positioning and design guideline criteria
- Present tenants’ proposal to respective Landlords for management’s design approval
- Articulate and communicate management decisions for design issues especially those outside of guideline
- Resolve and find solutions for design issues to achieve objective as above
- Assist respective Centre Management Office's (CMO) to review design changeovers where required
- Work closely with Retail Marketing & coordinate with respective CMO and conduct joint periodical visual site inspection on tenancy works to ensure compliance with approved design
- Track tenant design submission, maintaining records for respective malls, where required
- Conduct joint Pre-Operation Inspection together with CMO, where required
Property Management Support:
- Receive and understand Retail Marketing’s & Stakeholders’ brief with aim to propose layout options of tenancy unit configuration for A&A works &/or AEI to enhance marketability with area calculation and AutoCAD drawing
- Provide preliminary design conceptualisation and visualisation for precincts undergoing A&A and/or AEI.
- Create and draft new Design Guidelines, where opportunity arises.
- Present new layouts and design guideline to respective Landlords.
- Conduct Retail Tenancy design audit before lease renewal
- Propose options, projects and initiatives purposefully designed to improve mall’s common area and raise tenants’ visibility
Property Services Support & ad-hoc duties:
- Digitize, update and maintain respective mall’s Retail Tenancy Design Guidelines
- Consolidate Tenancy Design progress and Fit Out status from Retail Operations into Reports for weekly Retail Tenancy & monthly PMM (Suntec City Mall)
- Maintain records and update reports, Tenancy design cases into electronic file folders
- Assist CMO’s teams, e.g. providing AutoCAD drawings for ad-hoc projects, ad-hoc procurements, A&A / AEI project co-ordination meetings, liaise with base consultants, where required, etc.
- Support Tenancy Design team duties and others, where required
Requirements
- Diploma / Degree in Interior Design, Architecture or related 3-D design discipline
- 5 years of relevant experience in related fields
- Familiarity with procedures & site issues of Commercial Retail, F&B renovation. Background & experience in other commercial building management teams in similar capacity preferred
- Skillfutures WSQ Leadership skill framework training will be an asset.
- Confidence and experience to understand & communicate regarding design and shop fit issues is necessary
- Ability to take initiative to work proactively, under pressure and with flexibility in a fast-paced environment
- Good organisational skills, meticulous and able to work with minimal supervision
- Resourceful, and able to apply critical thinking to provide timely and innovative solutions with deliverable results
- Good communication skills, especially with people from diverse backgrounds.
- IT skills - Word, Excel, Powerpoint, CAD and Sketch Up - are essential. Knowledge of other 3D visualisation software, e.g. illustrator and 3DMax, etc. will be good.
